GENERAL DEFINITION OF WORK:
Responsible for overseeing and managing facility and property maintenance functions for assigned
company facilities. Manages general facility housekeeping and upkeep of property grounds. Develops and
negotiates job related contracts. Ensures compliance with appropriate facility and property codes and
regulatory standards. Work is performed under the general direction of the Director of Central Services.
Supervision is exercised over subordinate personnel.
Ensures the efficient operational maintenance and upkeep of all assigned company facilities and properties.
Assist with establishing specifications and leading pre-bid walk-throughs and other related bid functions as
appropriate. Assist with contacting, scheduling and overseeing contractors regarding work activities.
Maintains and ensures compliance with job related contracts. Properly maintains assigned equipment and
supplies. Assist with ensuring all facilities and grounds are maintained in a clean, neat and safe manner
and complies with applicable regulations to include health, environmental and security standard. Advises
on the need for facilities and property construction, refurbishments, repairs, or modifications in lighting,
cooling, heating, electrical, ventilation, drywall, paving, painting, plumbing and cement projects. Ensures
that all property system generator equipment is operational. Assist with planning and maintaining parking
allocations, waste disposal and facility security. Provide support and feedback about facility and property
insurances and related budgetary items. Appropriately acts as project manager on assigned projects. The
operation of a company vehicle will be required. Assists in preparation of related budget. Makes
presentations and reports as directed. May be required to work evenings and/or weekends and respond to
emergencies as directed. Supervises assigned staff. Performs other job-related duties as assigned.
KNOWLEDGE, SKILLS AND ABILITIES:
Excellent organizational and leadership skills. Should be well versed in technical/engineering operations
and facilities management best practices. Knowledge of basic accounting and finance principles.
Knowledge of the occupational hazards and safety precautions in building and property management.
Must have the ability to read and comprehend sketches, diagrams or blueprints of various building plans,
equipment and associated systems. Must have excellent ability to effectively communicate orally and in
writing. Ability to stock and track assigned supplies and equipment. Skilled in the proper use and care of
tools, equipment and materials used in building and property management. Must have the ability to safely
operate a vehicle and various office equipment. Working knowledge of windows-based software. Should
have basic knowledge of inventory and supply software. Must be able to operate a company vehicle. Ability
to multi task and must have good time management skills. Must have excellent project management skills.
Must be analytical and have a keen sense of attention for details. Ability to supervisor and lead
subordinates. Ability to work well with other employees, departments, contractors, business affiliates and
EDUCATION AND EXPERIENCE:
Graduation from an accredited college or university with a BS/BA in Facility Management, Engineering or
Project Management and five years of experience in facility maintenance operations including building and
property maintenance. Two of the required years of experience must have been in a supervisory capacity.
Certified Facility Manager or Licensed Florida General Contractor is strongly preferred.
